The Project shall renovate the existing Small Animal Surgery and Critical Care Services; and construct a building addition to house additional surgical operating, procedure and support spaces. The project will have two main areas of focus as follows:
Surgery renovations & expansion will create a small animal surgery with the capacity to accommodate an increased caseload and improves operational efficiencies. This renovation and expansion shall incorporate contemporary standards for infection control, supplies handling and staff and patient workflow flow. As a teaching hospital the facility shall include a focus on accommodations for students to observe and assist in the operating room environment. The surgical service a support spaces will occupy the entirety of the addition. The addition at 10,098 SF including a new 1,487 SF mechanical penthouse and renovation of the existing building for key surgical support spaces including Anesthesia / Induction and a Step Down fluids unit totaling 5,321 SF represent the project Base Scope.
Critical Care Services shall be renovated within the existing Small Animal Clinic building including the Emergency Department (ED) and Intensive Care Unit (ICU). The new critical services area will be capable of providing a contemporary standard of care for emergent and critical care patients and their owners. This renovated area also accommodates an increased caseload and improves operational efficiency between the ED and ICU. These areas will also accommodate increased student enrolment providing spaces for observation and participation in both the emergency department and critical care environments. The Critical Care work totals 4,215 SF and is an add alternate to the Base Scope and described in Alternate #1 and Alternate #2.
The work will include but not limited to site work for civil, landscape and utilities, interior renovations and new construction including: concrete, structural steel, partitions, doors and hardware, glazing, finishes, insulation, selective demolition, new building envelope, roofing, glazing, renovated and new HVAC system and distribution, plumbing, electrical, lighting, audio visual work and FFE installation and coordination as described in the contract documents .
Up to  set(s) of Bid Documents per prequalified bidder of the divisions of work being bid may be obtained from the Professional Services Consultant by depositing a check made payable to the Professional Services Consultant in the amount of $ [450.00 ] OR non-cash plan deposit programs which are guaranteed by contractor associations are acceptable.
Prebid conference will be MANDATORY.
